    Costco Is Open at 183 and Highway 29: What It Means for Cimarron Hills Owners

    The 160,000 square foot Costco at US 183 and SH 29 opened in March 2026. For Cimarron Hills owners, it is a convenience story and a value story at the same time.

    The Store That Changed the Drive

    Costco opened its Liberty Hill warehouse at 595 US 183, at the intersection of US 183 and State Highway 29, on March 11, 2026. The building runs roughly 160,000 square feet with an attached fuel station, and the reported project cost landed near $62 million. For most of Cimarron Hills, it is a straight run west on Highway 29 and a materially shorter trip than driving south to Cedar Park or Round Rock.

    That sounds like a small quality-of-life upgrade. In practice, anchor retail of this scale is one of the more reliable leading indicators in residential real estate.

    Why Anchor Retail Matters to Home Values

    National retailers of this size do not guess. Site selection at Costco is driven by rooftop counts, household income, and five to ten year growth projections. A warehouse at 183 and 29 is a formal statement that the corridor between Georgetown and Liberty Hill is expected to keep adding affluent households well into the next decade.

    For owners in Cimarron Hills, that matters in two ways. First, everyday convenience is one of the most common objections raised by relocation buyers evaluating Georgetown against closer-in Austin submarkets. That objection is now materially weaker. Second, anchor retail almost always pulls a secondary wave of restaurants, service tenants, and medical offices into the same node, which broadens the amenity base without touching the community's gated privacy.

    The Broader Seward Junction Picture

    The Costco sits within the Seward Junction development at US 183 and SH 29, and it is not arriving alone. A Target of roughly 148,000 square feet is under construction at the same intersection, and additional retail is filing permits along the corridor. Within a short window, an intersection that was largely undeveloped becomes one of the most significant retail nodes in western Williamson County.

    The Tradeoff Worth Naming

    More retail means more traffic on Highway 29, and that corridor was already carrying more volume than it was designed for. Williamson County and TxDOT are actively pursuing both short-term congestion relief and a longer-term capacity fix for SH 29 between Georgetown and Liberty Hill. Buyers touring in the afternoon should drive the route at 5:30 p.m., not at 11 a.m., and set their expectations honestly.

    Even accounting for that, the net read is positive. Guard-gated golf communities with genuine daily convenience within ten to fifteen minutes are rare in Central Texas, and Cimarron Hills is quietly moving into that category.

    What This Means If You Own or Are Buying

    If you own, this is one more line item in the resale story, and it is the kind of detail that separates a well-marketed listing from an average one. If you are buying, the corridor is repricing gradually rather than overnight, which means the window to buy ahead of the amenity build-out is still open.
